SITE PREPARATION
​Foundation and Site Preparation are two important steps of a Modular project.
​
​Depending on your module, it might require one or all of the following:
Sewer, water and electricity access. All of the services connect directly underneath the structure, essentially like any other home.
The Module can be connected directly to city services, a septic field or a well.
The module also has possibility to stay off grid with the addition of the "Solar Package"

Water - City or Well Water
Sewer - City Sewer or Septic Tank
Electricity - City Grid or Solar/Wind Energy Sources

In Global Modulars, we offer multiple different options regarding building a foundation for your residence or office.
We have 4 simple foundation solution that we recommend, however our costumers have freedom to design a custom foundation to fulfill their needs. We will supply you with all of the load requirements and connection details. From there you can decide if you would like to create the foundation plan's with us or by your self.
Concrete Perimeter Foundation

Concrete Perimeter Foundation is a simple and practice solution. Set your elevation slightly raised or low to the ground. This type of foundation works great with a patio or a concrete landing.

Concrete Basement Foundation
​
This option can be precast or site built. By placing a basement space under your Module, you maximize your space which can be utilized for different purposes.
Concrete Garage Foundation
​
This option can be precast or site built. By building a garage unit under your Module House you maximize your yard space, provide extra room for storage and shelter for your car. If you choose to go with the precast system your footings/foundation walls come as a pre engineered and complete system, which allows for quick installation.
Screw Pile and Helical Pile Foundation
​
Is your location remote? Are you wanting to save a neighboring tree? Screw piles are plug and play and make building a foundation easy (screw piles do not work in bedrock applications). Screw piles are less invasive and each pile acts as a footing and has its own auger bit that drills into the ground.
